In 2022, AS Design was commissioned to commence with the Concept Design for the proposed 358 Build-to-Rent units near South Brisbane Railway Station, the Bus Interchange, the Cultural Centre Precinct, and Fish Lane.

The development comprises of two-storey buildings and apartments towers of 26 and 30 storeys with a roof terrace with 360-degree views of Brisbane overlooking the CBD and beyond.

The Entry Lobby and associated arbour rooms on the Ground Floor are nestled into a dense sub-tropical planting buffer, creating semi-privacy whilst still successfully activating with the new surrounding streetscape treatment.

The following four levels of car parking are disguised by strategically located façade planters providing splashes of green screening across the building face with densely planted understorey, climbing vines up trellis structures, screen shrubs and overhanging groundcovers.

Level 5 is the first residential podium level consisting of a central core of living space encompassed by a green planting buffer to the terraced edges, including a mix of columnar and canopy trees and associated understorey planting.

Levels 6 to 29 consist of alternating façade planters running up the building on both the northern and southern sides.

Levels 30, 31 and 32 include a Wellness Centre, Lower Roof Terrace and Upper Roof Terrace, a swimming pool and a recreation space. These levels perched above the residential floors provide indoor and outdoor communal areas which take advantage of an open outlook and sprawling views of the city. Planting again becomes the feature of the building with canopy trees, overhead planters with draping vines and barbecue and lounging areas nestled into garden beds open to the sky.

The Development Application was lodged in early April 2022 and currently awaiting approval.
